What is a PIM?
A Project Information Memorandum (PIM) is a report issued by Council prior to or in conjunction with a building consent. A PIM report provides information known to the Council which is relevant to your building proposal e.g. location of services, compliance with zoning ordinances in the Buller District Plan. A PIM will also advise whether any other consents are required e.g. a resource consent.
PIMs are no longer mandatory. You need to identify on the consent application form whether a PIM is required or not.
For projects where a PIM has not been specified, a Building & Planning Assessment will be provided as part of the consent documents.
For projects on difficult sites or larger projects, such as new commercial or industrial buildings a PIM may prove very useful in establishing the feasibility and design of your project and may prevent delays and reduce costs in the design of your proposal before getting to the building consent stage.
You will need to provide information on the following:
- • Intended use of the proposed building
- • Accurate plan detailing the external dimensions of the building (e.g. maximum heights etc) and location on the site
- • Legal description of the land including a copy of the Certificate of Title
- • Proposed vehicular access, parking, turning bays, easements and access to the site where applicable
- • Proposed locations of stormwater, sewer and wastewater disposal and provision of other services
- • Precautions to be taken if building work is proposed to be carried out over drains or sewers or in close proximity to sells and water mains
